Low supply is still the main story in the Primary market

Real estate, Primary market

Inventory is shrinking. That one fact shapes everything else right now. The Real Estate Data Aggregator counted 531 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 8.6% from the same months of 2025. Fewer choices for buyers means the homes that are priced well still get attention.

Sales still rose. The Real Estate Data Aggregator found 742 homes sold across the Primary market, up 1.4% from a year before. Buyers are still moving, even with rates where they are. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost. Yet pending sales across the Primary market came in at 777, up 0.5% from a year before, per the Real Estate Data Aggregator. Demand has not gone away.

Nationally, the picture is different. The National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Realtor.com reported for-sale listings growing nearly 7% year over year in the U.S. for the week ending October 10, 2026. The Primary market is tighter than that national trend. Local inventory fell while national inventory grew. That gap matters for anyone pricing a home here.

How each ZIP code looked

Not every ZIP moved the same way. Here is what the Real Estate Data Aggregator counted for each one in the three months ending August 31, 2026.

Speed: how fast homes went under contract

Speed varied a lot by ZIP. The Real Estate Data Aggregator found that in 97403, 60.7% of homes went under contract within two weeks of listing. That share jumped 22.6 points from a year before. In 97405, the figure was 52.7%, up 4.7 points. In 97402, it was 40%, unchanged from a year before. Not every home sold fast, but most ZIPs showed more urgency than last year.

Where prices rose and where they dipped

Two ZIPs saw prices dip a little. The Real Estate Data Aggregator put the median sale price in 97401 at $507,000, down 4.2% from a year before. In 97402, the median came in at $399,175, down 0.9%. Those are real, if small, moves. On the other side, 97403 saw the median reach $729,000, up 15.6%. And 97408 hit $795,000, up 12.1%. Supply in 97403 rose to 4.1 months, the highest of any ZIP, per the Real Estate Data Aggregator. More supply there may be part of why prices moved the way they did.

Above-list sales: still happening, but unevenly

The Real Estate Data Aggregator found that in 97477, 34.8% of homes sold above list price. In 97401, the share was 30.9%, up 4.3 points from a year before. In 97405, it was 30.6%, also up 4.3 points. In 97408, only 17.7% sold above list, down 7.9 points. Above-list sales are not a given in every ZIP, but they are still happening across most of the market.

The rate picture

Freddie Mac put the 15-year fixed rate at 6.71% as of October 15, 2026. The 30-year sat at 7.40%. Those are not small numbers. The National Association of Realtors reported that prices across the U.S. rose 1.3% in September 2026, the slowest growth in months. Locally, most ZIPs still saw prices hold or rise. The market here is not immune to rates, but it has held steadier than the national picture.

In short
  1. The Primary market in the three months ending August 31, 2026 had fewer homes for sale, more homes sold, and most ZIPs still saw sellers get close to list price.
  2. Rates are high, per Freddie Mac, and that is a real factor.
  3. But low supply has kept this market from softening the way the national data suggests.
  4. The ZIP codes do not all move together, and one street can read very differently from the whole.
