These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted results across all seven ZIP codes in this market.
ZIP 97405 is the fastest part of the market right now
The Real Estate Data Aggregator recorded a median of 11 days on market in ZIP 97405. That is 6 days shorter than the same period a year ago. No other ZIP in this market was faster.
The Real Estate Data Aggregator also found that 52.7% of homes in ZIP 97405 went under contract within two weeks of listing. That share rose 4.7 points from a year ago. More than half of homes did not linger.
The average sale-to-list ratio in ZIP 97405 was 100.1%, per the Real Estate Data Aggregator. That is up 1 point from a year ago. Sellers there got every dollar of list price, on average, and a little more.

The wider market is still active, but uneven
The Real Estate Data Aggregator counted 742 homes sold across the Primary market in the three months ending August 31, 2026. That is up 1.4% from a year ago. Sales are growing, just not everywhere at once.
Fewer homes are for sale across the Primary market. The Real Estate Data Aggregator found inventory down 8.6% from a year ago. Less supply, in the right ZIP, keeps prices firm.
Rates are high. That shapes every decision.
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. Realtor.com noted rates surged above 7% for the first time since January 2025, rising nearly 40 basis points over four weeks. That affects what buyers can afford and how long they will wait.
Still, the Primary market's own numbers show buyers are moving. In ZIP 97405, they are moving fast. Not every home sold above list, and not every ZIP is equal. But the data does not show a market that has stopped.

Price it right and ZIP 97405 can still reward you. The Real Estate Data Aggregator found the median sale price there at $550,000, up 0.8% from a year ago. More than 30% of homes sold above list. That does not happen without sharp pricing.
