Primary market inventory stayed tight as rates moved above 7%
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is the headline number right now. But it has not stopped homes from selling.
The Real Estate Data Aggregator counted just 531 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 8.6% from a year before. Fewer listings mean less competition for sellers whose homes are priced well.
Realtor.com noted that mortgage rates surged above 7% for the first time since January 2025. Nationally, Realtor.com put the median days on market at 64 days for the week ending October 24, 2026. Eugene and Springfield moved much faster than that.
How each ZIP code looked
The Real Estate Data Aggregator counted 742 homes sold across the Primary market in the three months ending August 31, 2026. That is up 1.4% from the same months of 2025. Sales held steady even as rates climbed.
Prices moved in different directions by ZIP code. That matters if you are deciding when and where to list.
Where homes moved fastest
ZIP 97405 had the shortest wait. The Real Estate Data Aggregator put the median days on market there at 11 days, 6 days shorter than a year before. More than half of homes, 52.7%, went under contract within two weeks of listing.
ZIP 97403 told a different story. Only 23 homes sold there, down 41% from a year ago. Yet the median sale price rose to $729,000, up 15.6%. And 60.7% of homes went under contract within two weeks, up 22.6 points. Fewer homes sold, but the ones that did moved quickly and at higher prices.
What the rate picture means here
Freddie Mac also put the 15-year fixed rate at 6.60% as of October 29, 2026. The National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. Here in the Primary market, inventory went the other way, falling 8.6%.
The National Association of Realtors also reported that existing-home prices were up 1.3% nationally in September 2026. Several Eugene ZIP codes beat that pace by a wide margin.
A few things to keep in mind
Not every home sold fast. ZIP 97408 had a median of 27 days on market, up 4 days from a year ago. The sale-to-list ratio there was 98.7%, and only 17.7% of homes sold above list price, down 7.9 points. Higher-priced homes sometimes need more time.
ZIP 97402 saw prices dip a little, down 0.9% to a median of $399,175. But sales jumped 14.5% and pending sales rose 12.5%. More buyers found value there.
- Rates above 7% did not stop Eugene and Springfield buyers.
- The Real Estate Data Aggregator counted 742 homes sold in the three months ending August 31, 2026, up 1.4% from a year before.
- Inventory fell 8.6% to just 531 homes.
- Prices rose in five of seven ZIP codes.
- The two that dipped still saw strong sales volume.
- One street can read very differently from the whole ZIP code, so the numbers above are a starting point, not the whole picture.
