Primary market is moving faster than the national pace

Real estate, Primary market

The one number that changes what you should do: timing here is not the same as timing everywhere else. Realtor.com put the national median days on market at 62 days as of October 22, 2026. The Real Estate Data Aggregator counted median days on market between 11 and 27 days across Eugene and Springfield ZIP codes for the three months ending August 31, 2026. That gap is large. It means a well-priced home here does not sit the way a national headline suggests.

And 97408 added 4 days year over year, reaching 27 days. Even so, both are still well under the national 62-day figure from Realtor.com.

Rates are real, and buyers are still moving

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Rates above 7% are a real cost. Still, the Real Estate Data Aggregator shows 742 homes sold across this market in just three months. Buyers are adjusting, not disappearing.

Prices are not all moving the same direction. The Real Estate Data Aggregator shows 97403 up 15.6% year over year to $729,000, and 97408 up 12.1% to $795,000. Several Eugene ZIP codes beat that pace. A couple fell below it.
