Primary market inventory is tighter than the national picture

The one fact that changes what you should do: this market has far less inventory than the country as a whole. The National Association of Realtors put national supply at 4.9 months. Here, every ZIP code sits well below that. That means less room to negotiate, for buyers and sellers alike.

The Real Estate Data Aggregator counted 545 homes for sale across the Primary market in the three months ending July 31, 2026. That is down 8.4% from a year before. Fewer homes for sale means buyers have less choice and sellers face less competition.

Every ZIP in this market is under 3 months of supply, according to the Real Estate Data Aggregator. That is well below the 4.9 months the National Association of Realtors reported for the country. So what you hear about more choice nationally does not fully apply here.

97404 is the tightest ZIP. The Real Estate Data Aggregator counted just 1.8 months of supply there, down 0.2 months from a year ago. 97403 has the most breathing room at 2.7 months, but that is still a fraction of the national figure.

Homes are moving fast, even with limited stock

Low supply is pushing buyers to move quickly. The Real Estate Data Aggregator found that in 97403, 58.6% of homes went under contract within two weeks of listing. That share jumped 20.5 points from a year before. In 97405, 57.3% went under contract that fast, up 5.8 points.

Not every home sold fast. In 97408, the median days on market was 23 days, up 11 days from a year ago, according to the Real Estate Data Aggregator. So speed is not guaranteed. Price and condition still matter.

Prices dipped a little in 97402 and 97401. The Real Estate Data Aggregator shows 97402 down 1.6% and 97401 down 0.5% from a year ago. Most other ZIPs held or grew. 97405 was up 10.3% and 97408 up 28.9%, though 97408 had just 47 homes sold so small sample sizes can move that number.

Sellers are still getting close to their asking price. The Real Estate Data Aggregator shows 97405 averaged 100.7% of list price. In 97477, sellers averaged exactly 100% of list. Only 97408 came in below 99%, at 98.6%.

What rising rates mean for this market

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year rate averaged 6.60%. CNBC reported the average contract rate for 30-year conforming loans increased last week to 7.30%. Higher rates slow buyers down, but tight supply here keeps sellers in a stronger spot than in many markets.

Realtor.com noted that mortgage rates crossed 7% in late September for the first time since January 2025. Nationally, the number of homes under contract fell 4.1% year over year, according to Realtor.com. Here, the Real Estate Data Aggregator counted 785 pending sales across the Primary market, down just 1.4% from a year ago. That is a smaller drop than the national trend.
